The saying, “A picture is worth a thousand words” certainly applies to real estate.
If you’re thinking of selling your home, good photos can draw more buyers and bring a higher price for you. And unless you’re a professional photographer, hiring one can get you the best photos.
It’s been proven in studies that listings with professional photography sold 50 percent faster and 39 percent closer to the original listing price than homes of equal value but without professional photos, according to the National Association of Realtors. Those photos were also viewed 118 percent more than photos not professionally taken.
How do you find the right professional photographer? It’s best to look through portfolios of professional photographers’ work online, advises NAR. Rather than an artistic photographer, you’ll need one that specializes in marketing and sales. Additionally, find out if he or she uses photographer’s software that will enhance the photos to make your house look the best.
NAR suggests looking at photos of small rooms, like a bathroom, in a photographer’s portfolio. A good photographer will have good photos of small rooms because small rooms are difficult to photograph. However, the first photograph potential buyers look at is the exterior of the front of your home, so check those in online portfolios. Other important photos include kitchen, master bath, master bedroom and any custom work your home may have that will up the selling price.
Finally, the photographer you choose should be familiar with the Multiple Listing Service, in which most for-sale homes are listed. The MLS system handles photos differently than some other databases and a photographer familiar with MLS will know how to take photos that look best in that system, adds NAR.
