Realistically, however, there are three major factors that weigh in on the length of time it will take to sell your house — location, condition and price.

People typically choose a house in desirable neighborhoods — safe, close to good schools and shopping, and ease of commuting. Your realtor can tell you if you live in a desirable area where the demand for housing is high. If you live in such a location your house should sell in a relatively short time, if, of course, the other factors — condition and price — are met.

Which brings us to condition. Buyers today want a home that’s move-in ready. Generally, only those with construction experience are willing to deal with structural issues like walls, floors or windows that need repair. Electrical wiring must be up-to-date, and plumbing must be in good working order, and in many cases, potential buyers want paint and floor covering to be updated, as well. Outdoors, make sure your lawn is mowed, shrubs and trees trimmed, and exterior paint is fresh.

Pricing, any realtor will tell you, is critical. If your asking price is too high, your home will obviously take longer to sell, and you’ll probably have to accept a lower bid in the end. Additionally, if your neighborhood is full of homes for sale, selling yours could take longer.
